Navigating the home inspection process as a real estate agent

Getting through the home inspection process can prove rather tricky for real estate professionals.

Whether you have gone through the motions hundreds of times or are relatively new to the industry, inspections can throw anyone for a loop. Here are a few tips to help you and your client make it to the other side.

1. Use a dependable inspector

Some buyers feel tempted to use the cheapest inspector they can find but this can have catastrophic results. A home inspection is simply no time to tighten purse strings. Provide your clients with a list of well-respected home inspectors you believe will conduct a thorough assessment.

2. Focus on what matters

Though ultimately the buyer chooses which issues to focus on, you can steer them in the direction of problems that require swift attention. Inform your client of concerns noted in the report such as foundation or roofing issues, and let them know that these are serious red flags. On the other hand, anyone can perform minor repairs such as leaky faucets or a hole in the drywall.

3. Encourage your client to make the appropriate decision for them

At the end of the day, it is the buyer’s decision whether or not to proceed with the purchase of a home. Whether you agree or disagree is irrelevant. All you can do is present your knowledge of the market to your client and leave the decision-making up to them.

Home inspections are stressful for all parties involved but perhaps, especially for real estate agents.
